Emergency Maintenance

Certain issues require immediate attention. Please contact us right away if you experience:

  • No heat during cold weather
  • No air conditioning during extreme heat
  • Major water leaks or flooding
  • Sewage backups
  • Electrical hazards or power outages
  • Gas odors
  • Fire damage
  • Broken exterior doors or locks affecting security


For emergencies:

If the situation is life-threatening, call 911 first.

Resident Responsibilities

Residents are responsible for:

  • Keeping units clean and sanitary
  • Reporting problems promptly
  • Preventing damage
  • Disposing of trash properly
  • Notifying staff of safety concerns

Damage caused by neglect or misuse may result in repair charges.

Lockout Policy

If you are locked out of your unit:

  • Contact the office during business hours for assistance
  • After-hours lockout service may result in a fee

Please keep your keys in a safe place to avoid lockout charges.

Response Times

We strive to respond to all maintenance requests as quickly as possible.

  • Emergency Requests: Immediate response
  • Urgent Repairs: Within 24–48 hours
  • Routine Requests: 3–5 business days



Response times may vary depending on parts availability and weather conditions.

Preparing for Your Service Visit

To help our staff complete repairs efficiently, please:

  • Clear the area around the problem
  • Secure pets
  • Be available if entry is needed
  • Notify the office if you will not be home


Maintenance staff may enter your unit for scheduled repairs in accordance with housing policies.
